1. General Terms

Creator Hosts provides vacation rental property management and co-hosting services to property owners in various markets, including but not limited to, property marketing, guest communication, bookings, housekeeping coordination, and maintenance. Our services are offered in compliance with local laws and regulations.

2. Services Provided

We offer the following services:

- Property Management: Full management of vacation rental properties, including guest services, pricing optimization, marketing, and property upkeep.
- Co-Hosting: For property owners who prefer to remain involved but need assistance with day-to-day property management and guest interaction. This includes the services listed above, where we collaborate with you but do not assume full control of the property.

3. Co-Hosting in Licensed Markets

We only offer co-hosting services in states and markets where such services are legally permitted and in compliance with all necessary regulations, including the need for a

real estate license or property management license . If the state or locality in which your property is located requires a license to manage properties, you understand and agree that we will not offer co-hosting services without ensuring we meet all local licensing requirements. It is your responsibility to ensure that any property we manage or co-host complies with all local, state, and national laws, including short-term rental laws.

4. Property Listings and Platform Usage

We may create and manage property listings for you on platforms such as Airbnb, VRBO, Booking.com, and other short-term rental websites. You grant Creator Hosts the right to manage these listings, communicate with guests, adjust pricing, and perform all necessary tasks to operate the property as a successful vacation rental.

5. Owner Responsibilities

As a property owner, you are responsible for the accuracy of all information you provide to us, including property details, images, and amenities. You are also responsible for ensuring the property complies with all local laws, including obtaining any necessary permits, licenses, insurance, and paying taxes related to short-term rentals.

6. Payments and Fees

Management Fee: For full property management, we charge a percentage of the property’s rental revenue, which will be agreed upon in writing before services commence. Co-Hosting Fee: For co-hosting, our fee may vary based on the services provided and will be outlined in a separate agreement. All payments for services will be processed through a designated payment platform, and payments will be made to the property owner according to the terms of the agreement between both parties.

7. Insurance and Liability

You agree to maintain appropriate insurance coverage for your property, including general liability and property insurance, while Creator Hosts provides property management services. Creator Hosts will not be held responsible for any damages or liabilities related to your property.

8. License and Compliance

We comply with all applicable real estate, property management, and short-term rental laws in the states where we operate. In cases where specific licenses are required, we will ensure that we have the necessary licensing to provide property management or co-hosting services. However, property owners are responsible for maintaining proper legal documentation and licenses for their properties.

9. Limitation of Liability

Creator Hosts is not liable for any damages, losses, or legal issues that may arise from the use of its property management or co-hosting services, including issues related to guests, local regulations, or the condition of the property. You agree to indemnify and hold Creator Hosts harmless from any claims, damages, or expenses arising from the operation of your property.

10. Termination

Either party may terminate this agreement with written notice. In the event of termination, all outstanding payments and duties will be settled according to the terms of the agreement.

11. Modifications

We reserve the right to update or modify these Terms at any time. All modifications will be communicated to you, and by continuing to use our services, you agree to be bound by the revised Terms.

12. Governing Law

These Terms are governed by the laws of the state of Delaware, without regard to its conflict of law principles. Any disputes arising out of or relating to these Terms will be resolved in the appropriate courts in Delaware.
